Do I pay first month’s rent and last month’s rent with my security deposit?

How old do you have to be to apply?

Applicant must be 18 years or older and must have a co-signer.

Is the deposit refundable?

Yes, as long as the property is returned back to the landlord in the same condition as the property was turned over to you the tenant. Any damages caused by the tenant and that are not fixed before the tenant vacates the unit, will be taken out of the security deposit. The landlord has 30-days to return the security deposit back to the address that the tenant provides to the landlord.

How do I pay rent?

Cash, checks, cashier checks, and money orders can be paid at our office located at 3250 Kennedy Circle Suite 7 in Dubuque, Iowa. You can set up an automatic monthly withdrawal through the landlord. Pay online through the tenant portal or mail your rent to 3250 Kennedy Circle Suite 7 in Dubuque, Iowa.

I want to get a pet. What do I do?

The tenant must notify the landlord first to make sure that the property accepts pets. If the property does accept pets, there is a pet fee that will be discussed with the tenant.

I want to move out, but my roommate wants to stay. What do I do?

Tenant(s) provide a 30-day written notice to the landlord. The tenant that is moving out of the property will have to sign a form to be removed from the lease.

My lease expiration is coming and I want to move out. What do I do?

Tenant(s) must provide a 30-day written notice to the landlord.

Who is responsible for paying for repairs & maintenance requests?

Any damage that is caused by the tenant, is the tenant’s responsibility to pay for the repairs. Any general maintenance the landlord takes care of.
